Commercial Parking Lot Sealcoating in Alberta & Western Canada
Sealcoating protects asphalt from water, UV and fuel, and restores a deep black finish that makes the whole property look cared for. Stonehouse sealcoats retail, industrial, condo and municipal lots across Alberta, the BC Interior and Saskatchewan from our Central Alberta base.
What sealcoating does for your lot
Asphalt oxidizes. Sun dries out the binder, the surface turns grey and brittle, and water starts finding its way into the base. In Alberta, that water freezes and expands every winter, and small cracks become potholes.
A sealcoat puts a sacrificial layer on top of the pavement. It slows oxidation, resists oil and fuel spills, and fills fine surface voids. We use a fast-curing, spray-applied asphalt emulsion (often called a fog seal), so most lots reopen to traffic within a couple of hours instead of a day or two. Paired with crack sealing, it is one of the most cost-effective ways to extend the useful life of a commercial lot.
Sealcoating does not repair structural failure. Areas with alligator cracking, soft spots or base damage need patching first, and every lot will eventually need resurfacing. Our job is to push that date further out.

How we sealcoat a commercial lot
- 1Assess and planMeasure the lot, flag failures and set a phasing plan around traffic and business hours.
- 2Surface preparationPower sweep, blow out edges and debris, and treat oil-stained areas so the sealcoat bonds properly.
- 3Repair and crack sealPatch potholes and failed areas, then crack seal with hot rubberized sealant. Prep is done first so nothing gets swept over fresh crack sealant.
- 4Apply the sealcoatA fast-curing asphalt emulsion sealcoat sprayed in sections, with extra attention to drive lanes and entrances.
- 5Cure and restripeConed off while it cures, often a couple of hours depending on weather, then fresh lines go down.

When to sealcoat in Alberta
Sealer needs warm, dry pavement to cure. In most of Alberta that means late May through October. Commercial programs fill up early, so property managers usually book in winter for the following season.
Most lots benefit from a new coat every 2 to 4 years. High-traffic drive lanes and lots with full sun may need it sooner.
What affects the price
- Total paved area and layout
- Amount of crack sealing and patching needed first
- Surface preparation, including oil-stained areas
- Phasing, night work or after-hours scheduling
- Restriping scope and number of stalls
Sealcoating questions
How long before vehicles can drive on a sealcoated lot?
Often within a couple of hours. Our sealcoat cures quickly, and the exact time depends on temperature, sun and humidity. We section the lot so access can stay open.
Should cracks be sealed before sealcoating?
Yes. Sealcoat alone won’t hold water out of an open crack. We crack seal first so the sealcoat goes over a closed surface.
What areas of Canada do you sealcoat?
We take sealcoating projects across Alberta, including Calgary and Edmonton, and in the BC Interior and Saskatchewan. Projects outside Central Alberta can be quoted remotely from photos.
Will sealcoating fix a badly damaged lot?
No. Sealcoat protects sound pavement. If the base has failed, the area needs patching or milling first. Our assessment tells you which parts of the lot fall into each category.
