How Warm Does It Need to Be? An Alberta Temperature Guide for Parking Lot Work

5 min read · Updated October 2026

Quick answer

Sealcoating and waterborne line paint typically need at least 10°C (50°F) and rising, with no rain for 24 hours. Hot-pour crack sealing can go down in cooler weather, typically above about 4°C (40°F), as long as cracks are dry. In Central Alberta, the reliable window for sealcoating is roughly late May through October, weather permitting.

Why temperature matters so much

Sealcoat and waterborne paint cure as water evaporates. When it’s cold, or the overnight low drops sharply, that slows down. The coating can stay soft, wash out in an evening rain, or never fully bond. Hot-pour sealant is different: it’s applied hot and sets as it cools, so the main enemy is moisture in the crack, not the air temperature.

Alberta’s practical season

  • April to May: Spring sweep, inspections and crack sealing as soon as the lot is dry.
  • Late May to October: Prime time for sealcoating and line painting.
  • Fall: Crack sealing before freeze-up. Some striping on warm days. Cool nights start limiting sealcoat.
  • Winter: Planning, budgeting and booking next season’s program.

Watch the overnight low, not just the daytime high

A 22°C afternoon in September can still be followed by a 3°C night. Manufacturer guidance calls for temperatures to stay above the minimum for 24 hours, so we schedule late-season sealcoating around the forecast low.

What about new asphalt?

Fresh asphalt needs time to cure before it’s sealed. Sealer manufacturers commonly recommend waiting at least 30 to 60 days. Painting lines on new asphalt can happen sooner.
