When Can Traffic Drive on It? Reopening Times by Treatment
5 min read · Updated October 2026

Our sealcoat is fast-curing, so traffic can often drive on it within a couple of hours, longer in cool or humid weather. Line paint is usually dry in under 30 minutes in good weather, and hot-pour crack sealant can take traffic once it cools.
Reopening times at a glance
| Treatment | Foot traffic | Vehicles |
|---|---|---|
| Sealcoat (fast-curing emulsion) | Once it has set | Often within a couple of hours; longer in cool, shaded or humid conditions |
| Waterborne line paint | Once dry to the touch | Typically under 30 min in warm, dry weather |
| Hot-pour crack sealant | Once cooled | Once cooled and set |
| Cold-pour crack filler | After it skins over | After curing; often several hours |
| Hot-mix patch | Once compacted | Once compacted and cooled |
These are typical figures. Temperature, humidity, shade and application rate all change actual cure times, and we confirm on site before pulling cones.
Why we still wait for a full cure
A coating can look dry before it has fully set. Turning tires on it too early, especially power steering in a parking stall, can leave scuffs and tracking. That’s why we check the surface before reopening each section rather than going by the clock alone.
How we keep your lot open
- Phasing. We section the lot so part of it stays open while the rest cures.
- Timing. We start early, or work evenings and weekends, so the work happens when the lot is quietest.
- Signage and notices. We provide barricades, cones, and tenant or resident notices ahead of time.
- Sequencing. Sweep and prep first, then crack seal, then sealcoat, then paint once the surface has cured.
A typical one-lot sequence
- Day 1: Sweep and prep, patch failed areas, crack seal
- Day 2: Sealcoat in sections, reopening each section as it cures
- Day 2 or 3: Lay out and paint lines; full reopening
Smaller lots can sometimes be done in a single day or evening.
Tell us your hours and we’ll build a schedule around them.
