What is seal coating and why is it important?

How often should asphalt be seal coated?
Most surfaces benefit from seal coating every 2–3 years, depending on traffic and condition. Regular maintenance helps prevent cracking and reduces long-term repair costs.
When is the best time to seal coat?
Seal coating should be done in warm, dry conditions—typically spring through fall. Temperatures need to be consistently above 10°C for proper curing and adhesion.
How long does seal coating take to dry?
Seal coat typically dries within 24 hours for light use, depending on weather conditions. Full curing can take several days, and we recommend avoiding heavy traffic during that time.
At Stonehouse we typically use our Seal Coating “Fogging” application method, which uses hot asphalt emulsion sealant, allowing for rapid drying after application, reducing down time often to 2-4 hours depending on weather conditions.
Can you seal coat over cracks and patches?
Seal coating works best after cracks and damaged areas have been properly repaired. It helps protect those repairs and create a uniform, sealed surface.

Seal coating is a preventative maintenance solution, not a repair. It protects and preserves asphalt but should be combined with crack sealing or patching if damage is present.

What’s the difference between spray and brush application?
Spray application is faster and works well for large or open areas. Brush (or squeegee) application provides application in tighter areas. We recommend the best method based on your site.
